Home Selling Options in L.A.

Finding the right buyer in L.A. is important if you want to move quickly. Getting your home in front of the right audience is part of the home selling process, and takes more than a sign in your yard and waiting for people to call. Real estate is tricky. One day it’s hot and things can’t stay on the market fast enough, and the next it’s moving as slow as molasses and it’s a struggle to get buyers through the door. Compound this with the condition of your home and you may or may not get a buyer in time to move to your new place. There are a few home selling options in L.A., here are the details to help you make the best choice when it comes to selling your house.

Sell Direct to an Off-Market Buyer

House flippers are always looking for great deals and diamonds in the rough. Their goal is to buy a home, fix it up, then resell it as fast as possible. That’s how they make their money. House flippers make the major repairs needed to a house to make it livable and appealing to potential buyers. They are the crews with the signs that say: We buy houses in Los Angeles.

Selling to an off-market buyer is great if you need to get out of your house very quickly, or if your house is in less than stellar condition and would be hard to sell to a normal homebuyer.

Use a Real Estate Agent

Using a real estate agent has numerous benefits when you’re selling a home in L.A. First, they handle scheduling all the appointments. You don’t need to worry about how to juggle getting everyone in to see your home. Second, they handle all the legal paperwork for closing. This means that you don’t have to fear doing it wrong. Third, they can offer advice on how to make your home more appealing to buyers. Some real estate agents even work in conjunction with other professionals like home stagers, painters, inspectors, and other professionals who can help with additional services.

Real estate agents have a reputation for being expensive, but when you find a great one to work with, you realize that they are worth the money when it comes to selling your home. Good realtors go above and beyond to ensure your home gets sold for as much as possible and as quickly as possible so you can move on to the next stage in your life. Whether you are upgrading, downsizing, or moving out of town, using a good realtor can help.

Do a For Sale By Owner

The last home selling option in L.A. is a for sale by owner deal. This means that you do it all. You market the home on various websites, you do all the work to get the home ready, you make all the appointments, you do the closing paperwork, or find a real estate lawyer to help. While doing a for sale by owner means that you won’t have to pay anyone a commission when it sells, there are some sources that say that these types of deals sell for less money than a home with a real estate agent would.

Additionally, the time spent managing all the moving pieces can become cumbersome for someone especially if they work all day. Another downside to a for sale by owner in Los Angeles is that you can’t get your home listed on the MLS. This means that there are countless buyers who won’t even look at your home or know that it’s available for sale. Plus, you’ll be fielding phone calls from realtors who want to help you sell the home and not necessarily people who are looking to buy a home.

A for sale by owner is great if you are confident in your ability to sell your house, you have plenty of time to wait to sell, and you understand all the different legal expectations to do a sale of this magnitude. Additionally, a for sale by owner works great in highly desirable neighborhoods and in areas that already have some homes for sale. With a good sign in the yard, you might even get some good drive-by exposure.
